Dallas-based developer Trammell Crow is formally presenting plans for a seven-story, 154-unit apartment complex near Lake Calhoun to the Minneapolis Planning Commission after altering the project to address neighborhood concerns.
The project on the site of Tryg's Restaurant at 3118 W. Lake Street was on the agenda for the Thursday meeting of the commission's Committee of the Whole. Its altered design has been backed by the land use committee of the Cedar Isles Dean Neighborhood Association, which praised a height reduction offered by the developer.
Under the changes, its height has been lowered to approximately that of the neighboring Loop Condos at 75 feet, 8 inches. Other alterations including a newly designed interface with the adjacent Midtown Greenway bike and pedestrian trail.
Renderings submitted by ESG Architects showed "transparent large glass windows and stone at the street level along West Lake." Above them will float "a contemporary inspired composition of large amounts of glass, Abet Laminati rain-screen, stucco and cement fiber panels," according to a narrative.
The plans call for the demolition of the current Tryg's, with the restaurant to be incorporated into 5,000 square feet of commercial space fronting Lake Street. Land use applications for Trammell Crow's proposal are tentatively scheduled for the May 5 Minneapolis Planning Commission meeting.
The CIDNA neighborhood group said the apartment plans strike "a sensitive balance between conflicting interests." The group approved of alterations such as the elimination of an “L” to "create a clear side yard," while offering "major design improvements in terms of articulation, architectural features, and materials."
